The Essentials

An elevated bungalow on four groomed acres not half an hour from downtown Kingston (but who cares about the city?). A pretty home on a pretty road, with a finished basement and a hot tub built into the deck out back. It’s a quality of life thing.

The Big Picture

The house here sits on four acres, about twice the usual. The big green field keeps the neighbours at a respectful distance. And maybe isn’t what you’re going for at all (you’re undoubtedly more sociable than I am), but when I pulled up I was struck by the separation, the sense of personal space being respected.

All that space makes the sky bigger too. Take away the lovely trees and you could be in Alberta. I haven’t been out here at sunset yet, but there is a deck and there is a hot tub and so all the signs are that 4125 Boyce is built for starry nights as much as it is sunny days.

You are a scant thirty minutes from Kingston, less if the west end is your thing, but you really could be a million miles out. Boyce is not a busy road and leaving the city life behind is real easy out here. You gaze off at a distant horizon and it’s possible to consider your place in the universe, sure, but also to ponder without distraction what might be left in the refrigerator.

It’s a down-to-earth house, is what I’m getting at. Built smartly with good flow and energy efficiency in mind. With real hardwoods and polished granite, with vaulted ceilings adding to the sense of endless space, like a mute nod to those big skies settling over the land.

There are three bedrooms on the main level, the master with an ensuite. And the basement is well-finished and it’s cool down there; middle of the summer you’ll thank us for that. There’s a fourth bedroom for guests, or a teenager, and laundry too.

There is an attached double garage that functions as a workshop for the seller too, a place to work on the cars and the lawn tractors, the kitchen sink and the time machine you’re cooking up in your spare time.
