135 RAGLAN ROAD - SOLD

The Essentials

A two-bedroom brick bungalow a block from McBurney Park, with a smart in-law suite already established on the walkout lower level.

The Bigger Picture

I’ve never actually lived on Raglan Road, but have come close many times, and almost bought at the Patrick St intersection some 30 years ago, when I was much faster than I am now, and had lots of hair. It’s long been one of my favourite streets and in the last few years we’ve been lucky enough to sell many houses along its length. It’s where I enjoy going to work very much, and where I could most certainly live.

135 is a detached, two-bedroom brick bungalow in marvellous shape, just a circuitous block from McBurney Park, with a smart walkout in-law suite down below. We really thought the sub-500K days were gone, and mourned their passing, but 135 Raglan Road proves us wrong and we’re right pleased to admit it.

Half a million is still a lot of money, we’re under no illusions, and the market is still quite mad, but the location is fabulous, and the suite certainly makes the mortgage more affordable.

It’s not just about the unusually reasonable math, either. The house, built in 1963, has that attractive mid-century vibe, with the house spreading out all rangey and bright beyond the huge picture window that brings focus to the oak-floored living/dining room. The kitchen is modern and mostly white, with a breakfast bar and a jazzy backsplash. You sit here with your crossword and your calendar.

The bedrooms are tucked away at the back of the house where it’s quietest and they have views down the steep hill and on over the Inner Harbour.

The lower level is spacious with a proper living room and decent ceiling height, as well as that all-important level walkout to the yard, parking, and even a deck tucked snug against the back wall. I like it very much. I envision short walks most days, either east to Pizza Monster, or North to Daughters, then back south to the new swings and the shops and Northside, all of them hanging on (and even thriving) as stubbornly as limpets. I’d live that way at the pulsing heart of things.
